Fixed or Adjustable Jumbo Mortgage
Loan Rate? The most common question for those determining which type of Jumbo Mortgage Loan is best.. is whether to take a jumbo fixxed rate, or jumbo adjustable rate mortgage loan. The fixed rate jumbo mortgage option offers a home buyer a more secure payment. A fixed rate jumbo mortgage is slightly more than a jumbo adjustable rate mortgage loan. Convertable Adjustable Jumbo Mortgage Ask a mortgage lender or broker about a variable rate mortgage with a conversion option during at the end of the 1st to 5th year. If rates rise, a jumbo mortgage refinance is not neccessary to secure a fixed rate fast. The Jumbo Adjustable Rate Mortgage, can simply be converted to a secure fixed rate. |

Jumbo Mortgage Loans Q.Why Do I Need Two Appraisals on a Jumbo Mortgage? A.The jumbo mortgage lender needs to rely more heavily on collateral - because if a Jumbo loan defaults, it takes longer to sell a Jumbo property at full value. Also the loan amount is larger and has a higher impact on the jumbo lender's portfolios performance. All jumbo mortgage loan programs do not require two appraisals. Each jumbo bank or mortgage company has their own requirements on jumbo mortgage loans. Some may only require two appraisals over $1,000,000. Some Jumbo Lender programs may not even require two on a Super Jumbo Mortgage Loan application. |

Private Mortgage Insurance (PMI) on a Jumbo Mortgage Loan Q. How can PMI (Mortgage Insurance for down payments less than 20%) be avoided on a Jumbo Mortgage Purchase Loan ? A. When applying for a Jumbo Mortgage for a new home purchase or for a Jumbo or Super Jumbo Mortgage refinance it is often important to keep the monthly mortgage payment as low or affordable as possible. Not only does the jumbo mortgage loan interest rate affect the payment, but the loan payment can be affected by the bank or lender "PMI", or private mortgage insurance requirements. Any Jumbo Mortgage Loan that has less than a 20% down payment, may be subject to the lender rules of needing the borrower to take private mortgage insurance. Some PMI companies are "PMI" itself, Magic, and others. To avoid PMI when there is less than a 20% down payment, many home buyers or those seeking to refinance, will take a second mortgage to cover the gap for most or all of the down payment difference of between 5 and 20%. The second mortgage rate behind a jumbo mortgage loan refinance or purchase is generally a percentage or so higher on the second mortgage rate. However that keeps the first mortgage rate low and at or under 80 percent loan to value. By taking a Jumbo mortgage loan for 80% and then taking a second mortgage loan which for the balance PMI can be avoided. It will usually lower the total jumbo mortgage loan payment considerably. The 80/20 or 80/15 programs are super popular for residential jumbo lending! Jumbo Commercial Loan programs are also available with second mortgage combos. |

Q. - Do Commercial Jumbo Lending Programs offer and 80/20? |

| A. - They are not neccessary for Commercial Jumbo Mortgages. PMI is not applicable. Besides commerical mortgage loans are generally not offered at up to 100% financing. 90% financing is possible on a multifamily commercial lending program. And for other commercial properties.. "80/15" mortgage combo is available with certain lenders.. Not because of PMI, but because only the first 80% is at a super low rate due to ist's more secure equity position. This high LTV/CLTV is utilized by investors frequently in commercial mortgage finance. | |
